Working for AEW, this feasibility study looked at re-use and residential conversion options for Imperial Arcade in Brighton. DKA’s skills in massing, modelling and sketching sought to develop a scheme with a commercial density which respected the wider context and complexities associated with converting an existing building. The sketch scheme sought to support a pre-application to test the scope for development and demonstrate how units could work inline with local planning policy and national space standards.

Retail to Mixed Use Residential Conversion
The scheme proposed retail units at ground floor, to retain the existing character and use of the arcade, with access to residential courtyard leading up to a secret garden, at first floor.
At first floor the massing was split into two distinct areas responding to the existing contextual constraints including right to light and existing access routes. Upper floors included balconies and looked at a mix of units in line with planning policy. The outline scheme proposed c. 35 residential units and 3 new retail units alongside storage and open outdoor amenity space.
